When a guest or a PM modify dates for a booking on Airbnb, there are two possible scenarios:
-
The booking is extended, more days are added: in this case:
Kigo is sending the rates for the next dates if there is availability
Airbnb calculates the additional dates' price based on Kigo’s information and informs you by email/notification
You confirm or reject on Airbnb the change request
The guest is informed and confirms and pays on Airbnb
The modification is sent to Kigo and Kigo updates the reservation and its statement with the new information
-
The booking is cut short, days are deducted:
Kigo no longer sends rates for the booked dates (as we use rate=0 to inform about no availability), so Airbnb can’t re-calculate the price for the booking based on the rates we send (and they don’t store the price we’ve previously sent and from which the reservation was calculated)
Therefore, Airbnb uses the Base Price field to calculate the reservation (as this value is not real-time nor reflects the season, it might be different than the one that the original reservation was calculated with)
-
You confirm or reject on Airbnb the change request. In this step, you can manually verify and modify the price calculation (this will be necessary as the rate calculated by Airbnb will not match -most likely- to the one set in Kigo for those dates)
In order to verify the correct price, you will need to access Kigo’s simulator for the property in the Airbnb collection.
The guest is informed and confirms and pays on Airbnb
The modification is sent to Kigo and Kigo updates the reservation and its statement with the new information
