Location: App – Properties – Rates & Availability

Required Setup: In order to view this page, you must have one of the following roles: General Manager, Marketing Manager, or a custom role that includes the permissions for either of these roles.

In addition, your company setup must meet the following requirements:

  • At the Booking Setup page, select the "Standard" item from the Rate Mode drop-down list.
  • At the Booking Setup page, configure the length of stay settings in the Rate Setup section.

Scope: This feature is available in all versions of Kigo.

About the Rates & Availability Page

The primary way you can enter rates in Kigo is with the Standard Rate Mode. The Standard Rate Mode allows you to change rates daily as needed. You can assign special events a higher rate structure; you can have different rates for weekends, and so on. When using this mode, you can only assign a single rate per length of stay by date. We STRONGLY recommended that you use daily/nightly rates as the primary Length of Stay rates. This gives you access to our advanced Revenue Management tool, and it is the standard rate length used in partnership with major channels such as HomeAway, TripAdvisor, Booking.com, and Airbnb. 

Rates & Availability Page

From this page, you can set up and maintain rates using the standard mode. Entering rates here is a multi-step process:

  1. Select a property whose rates you want to define.
  2. Choose the date range that you wish to work with, and enter the default rates for the date range.
  3. Identify any dates that require special rates (such as events) and modify them.
  4. You can optionally copy the rate structure to another unit or property.

Some common actions that you can perform here include:

  • Creating Rates.
  • Updating Rates by Date Range.
  • Copying Rates to Multiple Units.

Field Definitions

  • Date Ranges: These is the date range constraint for the rate grid shown below. By default, this date range shows rates and availability for 365 days, starting from today's date. You can update the dates displayed here, and then click Apply to update the rate grid display.
  • Date: This is the specific date that you are defining rates for. Each date can have a different rate structure.

    The Daily, Weekly, and Monthly Length of Stay (LOS) controls are customizable and may be different at your company. Your company can modify LOS settings in the Rate Setup section of the Booking Setup page.

  • Daily: This is the daily rate for the unit or property. If this property does not have a daily rate, this field is blank.
  • Weekly: This is the weekly rate for the unit or property. If this property does not have a weekly rate, this field is blank.
  • Monthly: This is the monthly rate for the unit or property. If this property does not have a weekly rate, this field is blank.
  • Availability: If this check box is selected, then the property is available for the associated date. If the property is not available (for example, carpet cleaning or routine maintenance), then this check box should not be selected. If this check box is not selected, the property cannot be booked for the specified date.

Bulk Update

Bulk Update Box

These fields appear in the Bulk update box that opens when you click the Bulk update button.

  • Start: This is the first date that you wish to include in the date range. This field is required.
  • End: This is the last date that you wish to include in the date range. This field is required.
  • Days of Week: These are the days of the week that you wish to include. For example, if you only want to update the rates for weekend days, select the Sat and Sun check boxes.

    The Daily, Weekly, and Monthly Length of Stay (LOS) controls are customizable and may be different at your company. Your company can modify LOS settings in the Rate Setup section of the Booking Setup page.

  • Daily: This is the daily rate for the property for the date range specified in the Start and End fields. If this property does not have a daily rate, this field is blank.
  • Weekly: This is the weekly rate for the property for the date range specified in the Start and End fields. If this property does not have a weekly rate, this field is blank.
  • Monthly: This is the monthly rate for the property for the date range specified in the Start and End fields. If this property does not have a monthly rate, this field is blank.

Creating Rates

  1. From the Rates & Availability page, select the property that you want to work with from the Pick List. The rate grid for the selected property displays. By default, the rate grid displays rates and availability for 365 days, starting with today's date.
  2. If you want to change or constrain the dates shown here, specify new starting and ending dates in the Date Ranges fields, and then click Apply. The rate grid updates.
  3. For each date listed, update the rates for each length of stay. By default, the length of stay options are Daily, Weekly, and Monthly, but this is configurable, and may be different at your company. If the property does not use a specific length of stay, leave the associated field blank. For example, if a property chooses not to have Monthly rates, leave this field blank.

    If you need to update several dates with the same rate information, see the Updating Rates by Date Range procedure below.

  4. If you do not want a property to be available for bookings on a specific date (such as for planned maintenance), ensure that there is not a check mark in the associated Availability check box for that date. If you cannot select the Availability check box, this means that there is already a booking for the property on that date.
  5. Repeat the above steps for all dates that you want to enter rates for.
  6. Click Save.

Updating Rates by Date Range

  1. From the Rates & Availability page, select the property that you want to work with from the Pick List. The rate grid for the selected property displays.
  2. Click the Update by Date Range button. The Bulk Update page displays.
  3. Enter the Start and End date that you want to use to apply the rates. All dates between the Start and End date update. By default, the date range displayed here is the same as the currently selected date range on the Rates & Availability page.
  4. In the Options section, choose the Days of Week that you wish to apply the new rate structure to. This is useful in situations where some days of the week use consistently different rates, such as weekday and weekend rates. If you want to apply different rates for weekend days, you should only select the Sat and Sun check boxes. Only the days of the week selected here that occur between the Start and End date range are affected.
  5. In the Rate section, enter the rates for each length of stay that you required. By default, the length of stay options are Daily, Weekly, and Monthly, but this is configurable, and may be different at your company. If you leave a field blank here, the existing rate in the rate grid is be affected when you perform the bulk update.
  6. When finished, click Update to update the rates shown on the Rates & Availability page. If you do not wish up perform the bulk update function, click Cancel instead.
  7. The rate grid on the Rates & Availability page updates. Any rate updated has a light gray background, to help you quickly differentiate the performed changes.
  8. Click Save.

Copying Rates to Multiple Units

  1. From the Rates & Availability page, select the property that you want to you copy the existing rate structure from, using the Pick List. The rate grid for the selected property displays.
  2. Ensure that the Date Ranges fields reflect the dates that you want to copy. If needed, make changes to these dates, and then click Apply.
  3. Click Copy Rates to Multiple Units. The Properties/Rooms page opens.
  4. Select the check box for any property that you want to copy the rates to. You can choose more than one property here.
  5. Click OK to copy the rates to the selected property or properties. Click Cancel to discard your changes without copying rates.

    Only rates are copied. The Availability check box is not included in bulk copy functions.
