Required Setup: In order to access this page, your company must subscribe to Kigo Revenue Management in the App Store. Additionally, you must be assigned the General Manager role, or a custom role that includes General Manager permissions.

About Property Groups

From the Property Groups page, you can view an informational dashboard about the performance of each defined property group. In Kigo Revenue Management, properties are organized into logical or similar groupings in order to measure daily demand. Grouping properties allows you to have more context when setting rates. You can create property groups based on a number of factors. You may choose to group properties by geography, such as grouping all properties in a specific city or state. You may also choose to group properties based on the size of the properties. Properties can only be assigned to one property group at a time, and all properties in the property group must share the same weekend days and rate map.

Properties can only be included in one property group at a time, but you can easily move properties between property groups.

In addition to viewing a list of all of the defined property groups, you can quickly see how bookings are progressing over the selected time period. You can also view helpful statistics such as the number of days that units in each property group has been booked for more than the base price through Kigo Revenue Management.

  • Deleting a Property Group
  • Viewing Advanced Analytics for a Property Group

Field Descriptions

Property Groups List

To view the property groups list, click the Show List button.

  • ID: This is the unique identifier assigned to the property group.
  • Name: This is the name of the property group. Click the name to view more advanced analytics about this property group.
  • Properties: This is the number of properties associated with the property group. Click this number to view a list of the individual properties associated with the property group.
  • Properties Enabled: This is the number of enabled properties associated with the property group.
  • Map: This is the name of the rate map associated with the property group.

Property Group Detail

A detail section is displayed for each property group.

  • Unit/Days Above Base Rate: This is the number of days that a unit in this property group has been booked above the base rate.
  • Average Rate Increase: This is the percentage of the average rate increase for this property group.
  • Next 30 Days Occupancy: This is the occupancy percentage for the next 30 days for the properties in this property group.
  • (Graph): This graph shows the Daily Occupancy (in green) and the Adjusted % (in black) for the associated property group. The amount of time shown is based on the date filter that you can set at the top of the page. To gain more information, hover over any data point in the graph to see additional information about the data point. If you want even more statistical information, click the Advanced Analytics button.

Adding a New Property Group

Before creating a new property group, make sure that you've created the rate map that you want to associate with the property group.

  1. From the Property Groups page, click Add. The Add Property Group page displays.
  2. Enter the Name of the property group.
  3. Choose the rate Map to apply from the drop-down list.
  4. Next, choose the Weekend Definition for the property group, by selecting which days are considered weekend days for properties in the property group. For example, if Saturday and Sunday are considered weekend days for rate purposes, select the Saturday is a weekend day check box, and and Sunday is a weekend day check box. These days are used by Kigo Revenue Management when filtering dates. You have the option to include or exclude weekends when filtering information.
  5. When finished, click Save to save your new property group, or click Cancel to return to the Property Groups page without saving your changes.

Making Changes to an Existing Property Group

  1. From the Property Groups page, scroll to locate the property group that you want to make changes to.
  2. Click Edit. The Edit Property Group page displays.
  3. If you want to rename the property group, update the information in the Name field.
  4. If you want to associate the property group with another rate map, choose the appropriate selection from the Map drop-down list.
  5. If you want to update which days are considered weekend days for rate purposes, choose the appropriate check boxes in the Weekend Definition section.
  6. Click Save to save your changes, or click Cancel to return to the Property Group page without making changes to the property group.

Deleting a Property Group

Before deleting a property group, move all properties from the property group that you want to delete to another property group. You cannot delete a property group that has properties assigned to it.

  1. From the Property Groups page, scroll to locate the property group that you want to make changes to.
  2. Click Edit. The Edit Property Group page displays.
  3. Click Delete. A confirmation message displays.
  4. Click OK to delete the property group, or click Cancel to return to the Edit Property Group page without deleting the group.

Viewing Advanced Analytics for a Property Group

  1. From the Property Groups page, scroll to locate the property group that you want to view additional information about.
  2. Click the associated Advanced Analytics button.
