Required Setup: In order to view this page, you must be assigned to the General Manager role.

Scope: This feature is available for all versions of Kigo.

About the Occupancy Dashboard Page

The Occupancy Dashboard page displays essential key performance indicators and graphs that include key metrics like occupancy, average daily rate (ADR), and revenue per available unit (RevPAU). Use this dashboard to easily track all your Key Performance Indicators (KPIs) month over month, and measure what matters most to you at a glance.

For the Occupancy Dashboard page to be accurate, the information for the units at the properties must be entered on the Edit property or New Property page in the Units tab. Specifically, each unit must have either a sunrise date or a sunset date. Refer to New/Edit Property for more information.

Occupancy Dashboard Page

  1. Filters: The filters let you select the information that you want to view. You can choose the time frame, date range, and property.
  2. Performance Indicators: The performance indicators provide occupancy details on the overall performance for all selected properties during the selected time frame. For example, you can view the total nights between March 1, 2017 and June 30, 2017. To view additional information about the performance indicators, move your cursor over the Information icon Information button of each indicator.
  3. Charts: The charts provide an at a glance view of the key performance indicators for all selected properties during the selected time frame. The charts included show your total/available/booked nights, average daily rate, revenue per available unit, and guest occupancy percentage. To view additional information about the bars and points in the charts, move your cursor over them.
  4. Grid: The grid provides a list the performance indicators during the selected time frame for each individual property selected. To sort the information in a column by a specific performance indicator, click the name of the performance indicator at the top of the column. To export the information in the grid to an Excel file, click the Excel button.

Field Definitions

Filters

  • Quick Filters (Month/Week/Day): Select the Month, Week, or Day option, and then click the Refresh button to update the information on the page to the selected view.
  • Period: Click each Calendar, and select a starting and ending date based on check-in booking data. This date range lets you view occupancy at either a macro or micro level.
  • Properties: Click the drop-down arrow, and select the properties you want to view. Only properties with active sunset dates are available in this drop-down list.

Performance Indicators

  • Total Nights: This is the total number of nights multiplied by unit count for the selected time period.
  • Bookable Nights: This is the total count of available (not blocked out) nights multiplied by the unit count for the selected time period.
  • Owner Nights: This is the aggregate count of owner-booked nights within the specified time period.
  • Guest Nights: This is the aggregate count of guest-booked nights within the specified time period.
  • Guest Bookings: This is the aggregate count of guest bookings within the specified period time.
  • Guest Occupancy %: This is the ratio of rental units occupied versus the total number of units during the selected time period. It is calculated as (Total Number of Units Occupied / Total Number of Units) * 100.
  • Average Daily Rate (ADR): This is the average price paid per unit. This performance metric assesses the total guest unit revenue for a specific period versus the total amount of unit revenue paid and occupied units within the same time frame. It is calculated as Unit's Revenue Earned / Unit's Occupied (over a specific time).
  • Revenue per Available Unit (RevPAU): This indicates the success the Property Manager is having at filling units at the properties. If the RevPAU is increasing, this means that either the property rates or Occupancy Rate are rising, or both. It’s calculated as Total Unit Revenue / Total Units Available.
  • Gross Revenue: This is the total amount paid by guests for all guest reservations.

Grid

  • Property: This is the name of the property.
  • Total Nights: This is the total number of nights multiplied by unit count for property during the selected time period.
  • Bookable Nights: This is the total count of available (not blocked out) nights multiplied by the unit count for the property during the selected time period.
  • Owner Nights: This is the aggregate count of owner-booked nights within the specified time period.
  • Guest Nights: This is the aggregate count of guest-booked nights within the specified time period.
  • Guest Bookings: This is the aggregate count of guest bookings at the property within the specified period time.
  • Guest Occupancy %: This is the ratio of rental units occupied at the property versus the total number of units at the property during the selected time period. It is calculated as (Total Number of Units Occupied at the Property / Total Number of Units Available at the Property) * 100.
  • Avg. Daily Rate: This is the average price paid per unit at the property. This performance metric assesses the total guest unit revenue at the property for a specific period versus the total amount of unit revenue paid and occupied units at the property within the same time frame. It is calculated as Unit’s Revenue Earned / Number of Units Occupied (over a specific time).
  • RevPAU: This indicates the success the Property Manager is having at filling units at the properties. If the RevPAU is increasing, this means that either the property rates or Occupancy Rate are rising, or both. It’s calculated as Total Unit Revenue / Total Units Available.
  • Gross Revenue: This is the total amount paid by guests for all guest reservations.

Buttons

  • Refresh: Updates the information on the page based on changes to the filters.
  • Excel: Exports the grid to an Excel document.

Charts

Total/Available/Booked Nights

This chart compares the total, available, and booked nights for the properties during the selected time frame.

Total/Available/Booked Nights

  1. The vertical access represents the number of nights. These are the combined nights for all of the selected properties.
  2. The horizontal axis represents the month and year of the bookings.
  3. The green bar represents the nights that were available for booking. These are the combined nights available for all of the selected properties. Place your cursor over the green bar to view the exact number of available nights for that month/year.
  4. The black bar represents the nights that owners booked. These are the combined nights booked by owners for all of the selected properties. Place your cursor over the black bar to view the exact number of owner-booked nights for that month/year.
  5. The blue bar represents the nights that guests booked. These are the combined nights booked by guests for all of the selected properties. Place your cursor over the blue bar to view the exact number of guest-booked nights for that month/year.
  6. The dotted line represents the total number of available nights. Place your cursor over a black dot to view the total number of available nights for that month/year.

Average Daily Rate

This chart shows the average daily rate per month and year at the selected properties during the selected time period.

  1. The vertical axis represents the rate amount.
  2. The horizontal axis represents the month and year of the rate.
  3. The line represents the average daily rate. Place your cursor over a black dot to view the average daily rate for that date.

Revenue per Available Unit

This chart shows the average revenue per month and year for all of the selected properties during the selected time period.

  1. The vertical axis represents the amount of revenue.
  2. The horizontal axis represents the month and year when the revenue occurred.
  3. The blue bar represents the amount of revenue Place your cursor over the blue bar to view the revenue per unit for that date.

Guest Occupancy %

This chart shows the average percentage of guest occupancy per month and year for all of the selected properties during the selected time period.

Guest Occupancy Percentage

  1. The vertical axis represents the occupancy rate percentage.
  2. The horizontal axis represents the month and year.
  3. The dotted line represent the guest occupancy percentage. Place your cursor over the blue dot to view the guest occupancy percentage for that date.

Required Settings

Unit Sunrise/Sunset Setting

For maximum data accuracy, please follow these guidelines:

  1. All units should have a sunrise date when available in the market.
  2. Please make sure to add a sunset date for all units that are inactive.
  3. If a unit is being taken off the market, please make sure to apply a sunset date.
This setting allows you to be able to accurately display historical data through the occupancy dashboard.
