Required Setup: To view this page, you must have one of the following roles: General Manager, Marketing Manager, or a custom role that includes the permissions for any of these roles.

Scope: This feature is available for all versions of Kigo.

About the Commission Page

From here, you can manage existing management commissions and create new management commissions. The commission rules that you configure here specify the amount that the owner is charged for using your property management services. Commission-based pricing is a standard pricing model for vacation rental property management. By configuring commission rules here, Kigo automates commission calculations.

When you create a commission, you can choose from a variety of options, including whether to charge a flat rate commission or a percentage of the booking fee. You can also choose to apply the commission to all owners, or specific owners.

Commission Page

Some common actions that you can performed include:

  • Creating a New Commission.
  • Making Changes to an Existing Commission.
  • Changing the Status of a Commission.
  • Deleting a Commission.

Field Definitions

General

  • Name: This is the name of the commission, as it appears on commission statements. This field is required.
  • Type: This is the type of commission. Currently, the only applicable option is "Manager Commission." This field is required.
  • Status: This is the status of the commission. Active commissions are applied to commission statements, while inactive commissions are not used.
  • Applicability: This defines how the commission is applied. There are two options available:
    • Applies to All Owners: This option signifies that the commission is applied to all owners.
    • Applies to Specific Owners: This option signifies that the commission is only applied to specific owners. If you choose this option, you also need to assign the commission to specific owners at the Owners page.
  • Amount: This is the amount of the commission calculation. This can be specified in two ways:
    • Flat Rate: If this option is selected, then the commission is the amount specified here.
    • Percentage: If this option is selected, then the commission is a variable amount, based on a percentage of the booking rate.

Options

The following options appear if the commission is for a percentage-based amount:

  • Gross Rate Per Booking: If this check box is selected, the commission is calculated based on the total amount of the booking including rent, fees, and taxes. If this option is not selected, then the commission is calculated based on the booking rate.
  • Calculate Off of Transaction Amount: If this check box is selected, the commission is calculated based off of the sum of all transaction amounts instead of the booking rate.
  • Only Applies to Credit Card Transactions: Select this option if you only want to charge this commission for credit card transactions. This option is only available if the "Calculate Off of Transaction Amount" option is selected.

The following options appear if the commission is for a flat rate amount:

  • Flat Rate Per Period: If this option is selected, the commission is only generated once per period. This commission is not linked to specific bookings.
  • Calculate Based on Num of Nights: If this option is selected, the commission is calculated using the number of nights that the guest stayed. In this case, the Amount is charged for each night of a guest's stay.
  • Calculate Based on Num of Transactions: If this option is selected, then the commission is calculated using the number of transactions the guest made. In this case, the Amount is charged for each transaction.
  • Gross Rate Per Booking: If this option is selected, then the commission is a set Amount for the booking. The commission is not linked to the number of nights, but instead the Amount is charged for each booking.
  • Calculate Off of Transaction Amount: If this check box is selected, the commission is calculated based off of the transaction amount instead of the booking rate.
  • Only Applies to Credit Card Transactions: Select this option if you only want to charge this commission for credit card transactions. This option is only available if the "Calculate Off of Transaction Amount" option is selected.

This section includes any internal explanatory notes about this commission. This information is for internal use, and only appears here.

Creating a New Commission

  1. From the Commissions page, click New. The Commission page opens.
  2. Enter the Name of the commission, as you want it to appear on commission statements. This field is required.
  3. By default, the Status of the commission is set to Active, which means that the commission can be used as soon as it is saved. If you do not want to use this commission immediately, click the drop-down list and choose Inactive instead.
  4. Choose the Applicability of the commission. There are two options available:
    • Applies to All Owners: Choose this option if you want the commission to apply to all owners.
    • Applies to Specific Owners: Choose this option if you want to apply this commission to certain owners. If you choose this option, you also need to assign the commission to specific owners at the Owners page.
  5. At the Amount drop-down list, choose whether you want the commission to be based on a Percentage or a Flat Rate. In the Amount field, enter the percentage or dollar value of the commission. For example, if you want to create a 30% commission, you enter 30 here, and choose Percentage. If you want to instead create a $10 commission, you enter 10 here, and choose Flat Rate.
  6. In the Options section, choose how the commission is calculated. Different options are available, based on the kind of commission specified in the Amount drop-down list:
    • If you are creating a percentage-based commission, choose from the following:
      • Gross Rate Per Booking: Select this check box if you want the commission to calculate based on the total amount of the booking.
      • Calculate Off of Transaction Amount: Select this check box if you want the commission to calculate based off of the transaction amount instead of the booking rate.
      • Only Applies to Credit Card Transactions: Select this check box if you only want to charge this commission for credit card transactions. This option is only available if the "Calculate Off of Transaction Amount" option is selected.
    • If you are creating a flat rate commission, choose from the following.
      • Flat Rate Per Period: Select this check box if you want the commission to only generate once per period. This commission is not linked to specific bookings.
      • Calculate Based on Num of Nights: Select this check box if you want the commission to calculate using the number of nights that the guest stayed. In this case, the Amount is charged for each night of a guest's stay.
      • Calculate Based on Num of Transactions: Select this check box if you want the commission to calculate using the number of transactions the guest made. In this case, the Amount is charged for each transaction.

      • Calculate Off of Transaction Amount: Select this check box if you want the commission to calculate based off of the transaction amount instead of the booking rate.

  7. Add any additional Notes that help clarify the purpose of the commission. This information is for internal use, and only appears here.

Making Changes to an Existing Commission

  1. From the Commissions page, use the search filters to locate the commission that you want to work with.
  2. To make changes to a specific commission, click anywhere on the row where the commission is in the Commissions List. The Commission page opens, and shows detailed information about the commission that you've selected.
  3. Make any necessary updates to the fields.
  4. To save your changes, click Save. To discard your changes, click Cancel.

Changing the Status of Commissions

  1. From the Commissions page, use the search filters to locate the commission that you want to work with.
  2. Locate the specific commission or commissions that you wish to change the status of, and select the associated check boxes.
  3. Click Set Status, and then choose one of the options below:
    • Set Selected Records to Inactive: Choose this option to change the status of the selected commissions to inactive.
    • Set Select Records to Active: Choose this option to change the status of the selected commissions to active.
  4. The change is effective immediately.

Deleting Commissions

  1. From the Commissions page, use the search filters to locate the commission that you want to delete.
  2. Locate the specific commission or commissions that you want to remove and select the associated check boxes.
  3. Click More Actions, and then choose Delete. A confirmation message opens.
  4. Click OK to delete the commissions, or click Cancel to return to the Commissions page without deleting any records.
