Required Setup: In order to access this page, your company must subscribe to Kigo Revenue Management in the App Store. Additionally, you must be assigned the General Manager role, or a custom role that includes General Manager permissions.

About the Advanced Analytics Page

From here, you can view statistical and analytical information about the property group. Information about rates and occupancy are available for your review.

Fields

  • (Property Group Drop-Down List): Select the property group that you would like to view occupancy reporting information for.

Rates

The Rates section includes statistical information about the rates for properties in the selected property group.

  • Unit/Days Above Base Rate: This is the number of units and days that a property was booked above the base rate.
  • Average Rate Increase: This percentage is the average rate increase for bookings over the base rate.
  • (Rate Adjustment Pie Chart:) This chart shows a breakdown of how much the rates were modified from the base rate. Orange hues indicate a negative modification, meaning that the booking was created at a lower price than the base rate, while green hues indicate that the booking was creating at a higher price than the base rate. Gray components on the charge indicate that the bookings were created at the base rate.Hover over the chart to gain additional information.
  • (Graph): This graph shows the Daily Occupancy (in green) and the Adjusted % (in black) for the associated property group. To gain more information, hover over any data point in the graph to see additional information about the data point. If you want even more statistical information, click the Advanced Analytics button.

Occupancy

The Occupancy section includes statistical information about the occupancy.

  • Next 30 Days Occupancy: This is the average occupancy percentage for the selected property group for the next 30 days. The higher the percentage, the greater the number of bookings for the property group. 100% indicates that the property group is completely booked for the time period.
  • Last 30 Days: This is the average occupancy percentage for the previous 30 days. The higher the percentage, the greater the number of bookings for the property group. 100% indicates that the property group is completely booked for the time period.
  • Following 30 Days: This is the average occupancy percentage for 31-60 days out. The higher the percentage, the greater the number of bookings for the property group. 100% indicates that the property group is completely booked for the time period.
  • Weekly Occupancy Pie Chart: This shows the occupancy breakdown by percentage for the selected property group . Hover over portions of the chart for additional information.
  • Occupancy Percentage Bar Chart: This shows the occupancy percentages by week for the selected property group. Hover over portions of the chart for additional information.

By Month

  • Last Mo.: This is the average occupancy percentage for the selected property group for the previous calendar month.
  • Current: This is the average occupancy percentage for the selected property group for the current calendar month.
  • Next Mo.: This is the average occupancy percentage for the selected property group for the next calendar month.

Property List

This lists all of the properties included in this property group, and shows a breakdown of the the occupancy percentages for each property by week for the selected time period.

  • Property ID: This is the name of the property as shown in Kigo Revenue Management. Click the name of the property to view the rate detail for the selected property.
  • (Weekly Percentages): These columns display the average occupancy percentage by week for each property. The cells are color coded so that you can quickly determine performance. There are three shades to be aware of:
    • Green: Green cells indicate a higher occupancy percentage. The higher the percentage, the stronger the green color.
    • Gray: Gray cells indicate that the occupancy percentage is near 50%.
    • Red: Red cells indicate a lower occupancy percentage. the lower the percentage, the stronger the red color.
